As always make sure you are aware of all costs such as pitch fees. Be aware currency fluctuations may have an influence on costs.

Buying Process

- Identify the country & region you would like to buy in.

- Choose the park that meets you individual needs.

- Find a plot on your chosen park

Many larger park chains can offer an excellent choice of parks in a particular country. Be aware the majority of sales teams are normally based overseas but will handle questions via the telephone or email. Many parks now offer discounted inspection trips to allow potential buys to view before they buy.

As with any large purchase careful consideration must be taken. Do not rush into or be pressured into making a purchase unless your are completely sure it is the correct plot on the correct parks in the correct location, as well as the most suitable caravan.

If finance is required again ensure you shop around to get the best deal, get at least three qoutes and select the most competitive, as long as it suits your needs.

When looking at a touring caravan there are several quite different layouts to consider.
For families with two or more children, fixed bunks are very popular, particularly if children wish to bring along friends.

Smaller families or couples that occasionally take grandchildren often prefer caravans with side bunk beds that during the day convert into a small dinette area, these caravans usually have large end washrooms with a separate shower.

Layouts that have become increasingly popular in the past six or seven years are those that have a fixed double bed. These are particularly suited to caravanners who travel in pairs, as the other sleeping accommodation can often be compromised; unless the caravan is one of the larger twin axle models where a couple more single berths can be fitted in.

The other major issue to consider when selecting a new caravan to buy is the weight of the unit. Twin axle caravans are usually the largest and heaviest of the vans on the market. These are often the models that contain fixed double beds and large shower and toilet areas; consequently they are very popular with people that spend a large amount of their time caravanning. For these larger caravans a four-wheel drive towing vehicle is ideal, although some of the larger saloon and estate cars may make suitable tow cars.

When calculating towing weights it is the kerb weight of the tow vehicle that is the important figure, the caravan should safely fit within an 85% ratio, although you could pull 100% and still be legal.

All caravans have a published un-laden weight and loading margin for all essential and personal equipment. These figures are known as 'mass in running order' and the 'payload'. Payload is usually broken down into essential habitation equipment, personal effects and optional equipment. The final figure quoted is the 'maximum technical permissible laden mass' or MTPLM for short! This is the weight that the caravan should not exceed when fully loaded. The margins given are usually more than ample, and caravan owners would be hard pushed to exceed the loading figure.

The majority of new caravans sold in the UK are sold with a 3-year warranty, which; as in the motor industry this is dependent on an annual service. This ideally should be carried out by the supplying dealer, in order for any manufacturer updates and if necessary any warranty work to be undertaken.

In addition to the 3 years, the majority of new caravans now come with a 6-year body integrity warranty; this covers such items as water ingress and panel delimitation. Like the 3yer warranty, it is also dependent on annual servicing.

Once you have chosen your new touring caravan and you know that you can tow it, the next subject that will have to be explored are other items that you will have to purchase in order to use it.

Although most new caravans now come equipped with some of the kit you will require, there are still other items that will have to be considered before embarking on your first trip away.

You should find a spare wheel, mains electric lead and a step are included with most new vans, the stabilizers tend to be built into the hitch head so these also usually come as standard.

This leaves essential equipment such as water containers, gas cylinders and a battery that must be obtained in order to start caravanning. Things such as sleeping bags, kettles etc. you may already have; but if not your local camping and caravanning shop should have a varied selection to choose from.

The final piece of equipment that you may wish to consider is a full awning; which will in effect double your usable space, especially useful when you are with the family or away for a week or more. With the addition of an inner tent you can have extra sleeping accommodation. Porch type awnings are genuinely quicker to erect and lighter in weight. These are ideal for keeping all those shoes and boots from getting stacked up in the doorway of your caravan. The larger types of these can be roomy enough for a table, chairs and other pieces of equipment that you do not wish to clutter up your caravan with.

Your local caravan dealer should be able to help with all of the above, advising on the different models and products available. Building up a good relationship with a dealer can only help in making your whole caravanning experience a positive and enjoyable one.

Your new holiday caravan is your pride and joy, and of course you will want to share it with others.
But renting your caravan as family holiday accommodation can be a nightmare unless you make sure you are within the law, namely being insured to sub-let, and having all the required safety tests i.e. gas certificate and PAT tests (portable appliance test). Get an insurance quote here.

Subletting through holiday parks
We have been holiday caravan owners for many years, and in the early days we had to sub-let to help cover our overheads. We also learned the hard way how not to do it, but we were much luckier than some others.
The bottom line, in our opinion, is that you should never allow your holiday park to sublet your caravan. The reasons are many, but probably the most important is because 'you have no say'. Some members of the public mistreat, or even remove items from your caravan because they think it belongs to the holiday park and they can afford it.

Some of the larger holiday parks make promises of a guaranteed rental period i.e. up to 40 weeks. This means you can cover all your annual costs and have a profit in your pocket. In reality this rarely ever happens, and to this day I have never met anyone who has told me that it has worked for them (although I am sure some must exist). Still the temptation to do it this way is great, because it seems like 'money for doing nothing'.

So where does all the money go? Firstly, many holiday parks will advertise short notice, or short break holidays at vastly reduced prices to help bring more money in for the parks clubs, bars and entertainment. Secondly, many of these bargain breaks attract the wrong sort of people who will be assigned to your caravan (see horror stories below). After the park has charged you for the laundry, cleaning and the park commission, not to mention your gas and electric bills, you may only get £20 to £50 for that holiday, and that's if you are fortunate enough not to have repairs bills too. At the end of the season MOST caravan owners end up owing the park money for the next years site fees and left with a caravan that has now seen better days.

Private sub-letting
Private letting allows you a much greater control such as overseeing who is renting your caravan and the income for that holiday let. For a nicely maintained caravan on a popular park you would expect to cover all your annual costs with just 6 weeks of sub-letting during the summer. For others it may take a little longer. This then leaves the rest of the year for yourself.

Finding the right place to advertise your 'caravan to let' is your first priority, and advertising on a high profile website is your best bet so that you receive enquiries all year round for one small fee. Getting your own website is good too, but takes time to be listed and found by the public. See here about advertising.

Screening all phone calls and asking 'certain questions' may help you choose families who will treat your caravan with the respect it deserves. In 4 years of letting (1996 to 2000), we never had a single bad incident, but we were very selective, and put off many undesirables with our higher prices balanced with higher specifications and service.

Your rights are all contained within the “licence agreement” that you and the park will sign when you buy the unit. This agreement is the
contract that will be made between you and the park and it includes your right to keep the holiday home on the park for a given period of
years and the times during which you can use your unit.
does the agreement say anything more?
It does, including any rules applicable on the park such as the keeping of pets. That is why it is essential that you read the agreement
thoroughly beforehand - and only commit yourself to it if you are happy with its contents. The agreement is there to ensure that everyone

what about insurance cover?
It is important to bear in mind that the cover that is provided for holiday homes is not the same as that for residential park homes when it
