When it comes to selling your static caravan, you will first need to check the rules regarding selling with the individual park, as these can vary from park to park. Some parks require that they handle all aspects of the sale (even if selling privately) whilst others allow you to deal directly with the buyer. Our tips are based on the park allowing you to handle the sale yourself.
First off you need to notify the park of your intention to sell, the reason for this is that you are normally required to give them first refusal. If they are looking to buy at that particular time and go on to make you an offer you are happy with, all well and good, if not you can then look to sell privately.
Your first step is of course letting others know your caravan is for sale, the best way of doing this is via the internet, as this is where your advertisement will gain the most exposure, and it tends to also be the most cost effective method, however if you have local newspapers that offer free listings, then it's worth adding your caravan there also.
Always give potential buyers as much information as possible up front, of course they want to know all about the actual caravan itself, but they will normally have many other questions also i.e site fees (also list the sublet fee, just in case they plan to sublet) and any other additional yearly running costs, the age of the caravan, how long it can remain on the park, how many years sublet are remaining, number of people that are allowed to occupy the caravan at any one time, does the park allow pets, how long is the season etc.
Finally, most parks require a commission of approximately 15% (although this can vary from park to park) on the sale of your static caravan, always state clearly if this is included in the price, and also if the price includes site fees, if not be sure to list the cost of these. Also if you plan to leave any contents then be sure to state this and list exactly what (this can be a big plus point for many potential buyers, as it saves them additional costs).
Conclusion, if possible aim to sell your static caravan privately, as you will normally get a much better price.
